Residential Construction Bid Sheet 1, in PDF
This drawing if of a small addition to a house in the Southeast US. We started with a very simple sketch drawn by the owner. The addition is to the house front, enlarging a master bedroom and adding a library-sitting area, small deck, and exterior entry. The construction bid drawing is designed to achieve several purposes:

to allow general contractors as bidders the opportunity to get a sound sense of what's involved, the major components, |
|
to be understood by builders in builders' language, |
|
to describe adequately the basics for bidding without drawing up a full set of plans for construction. |
The client got several hard copies of this document, and sent them to selected contractors for their bids. Contractors love these abbreviated presentations, and this one was no exception. For experienced bidding professionals, the sheet has all that's needed to prepare a complete estimate of labor and materials to do the job.
Eventually, a full set of plans will follow bid acceptance. However, for now, this set of drawings is necessary and sufficient for any bidder as general or subcontractor to get a reasonable, substantial, thorough understanding of what's to be built and how it's to be built.
Such a plan as this is not the sort which you'd normally expect to get from most anyone else.

At this early stage of the construction process (or most often at any stage of construction), there are matters unsettled. Please note that open issues are addressed forthrightly as, in fact, open and to be worked out with the client.
