BEFORE THE ARCHITECT – Mrs. AG's House Designs AND HOME BUILDING PLAN DESIGNS
RIVER HOUSE
· · · · · · ·
This is a case study in house designs and home building plan designs involving the transformation of a cottagelike structure hidden by a hidden riverside into a fashionable ranchlike river house that worked better and looked it.
. . . . . . .
Hardly anyone knew this house existed. It ended a private road with six other properties in front of it. Lots of land, and lost in all of it.
The AG and Mrs. AG cleared land, rebuilt a bridge and a dam, vaulted ceilings, enclosed a front porch with killer views and renamed it dining room and sitting room, added a master bath in keeping with the property, rebuilt the brick deck, reshingled the roof and walls, insulated like crazy, opened up walls, enlarged windows, rehung gutters, fixed drainage problems, and redid the kitchen.
This is the AG's favorite property. Lots of fish in the river. Lots of swimming to be done in that river, too. Very quiet. Plenty of land to futz with. Drop-dead views. Independent, peaceful, private, slightly crazy neighbors. Redesigned to the views. Huge river otter. Huge snapping turtles. Big birds swooping down to take fish right out of the river. Unbelievable wildlife memories.
Here are 4 pics. All are from the front (the backside was a 6' passage between house and sharp rise bordered by a rebuilt stone wall and glorious plantings).
Low and close up, you can distinguish the cottagelike look of the place. All one level (with a partial basement), there were in the end 3 beds plus a guest wing, 3 baths, a wonderful kids' loft in their vaulted-ceiling bedroom, 2 fireplaces, a family room and a living room, and the killer dining and sitting room.
There's AG's riverfront pic. Gotta love it. The AG and The Missus could not see either river or el dumpo-houso before buying it, until they got over the bridge to the left. The master and kids' rooms are on the right. The dining and sitting porch area front the living room. The family room is below the hip roof w/ a galley kitchen to the rear. The guest suite is to the left.
These 2 aerial views are summer and fall. Yes, the AG and The Missus are predisposed to turnaround drives, like the one they built in front, and to walkways 'round the house.
