We take home building plans seriously.  Do you?  Is the term "overbuilt" good to read?  It is to us.  How about durability, convenience, safety?  For us, no sweeter words when it comes to building.  Get it done better.  Get it done right. 

This website is about:  home design and construction solutions, free design information and free construction information, pure entertainment, designing insight from architectural designers with actual builders.  Bob Vila and armies of others taught you how to build houses.  We go there and beyond.  Here you learn what to build and why.  We Draft, Review, Repair, and Redo architectural designs and construction building plans.

Our work with you can precede yours with an architect, sometimes together we can design without an architect, we can work with your structural engineers should their need arise, and with your own General Contractor.  Most important, we work with you; ours  is a highly interactive consulting, designing, and drafting business format.

If you're looking to stay out of it, let the other guy design and plan your house, then hire an architect.  If you're looking to play an active, integral role in designing your house and developing its building plans, then think about hiring us.

The Autocad Granddad privately consults on, designs, and draws Concept, Model, and Builder home building plans and commercial building plans using a computer and Autocad 2006 and 2006.   Mrs. AG, Senior Designer, helps.

He's something like a desktop architect or architectural home designer or like a home plan design architect whose background is in hands-on house building and commercial building, helping clients with architectural building construction design, house plan designs, and architectural blueprints.

Mrs. Autocad Granddad is the real designer in this dynamic duo.  She is Before The Architect's Senior Designer.  She'll monitor most everything, and get involved directly whenever designing goes bigtime.

This is a partial list of our ARCHITECTURAL DESIGN AND DRAFTING SERVICES  based on your own input:  House sketches developed into house building plans, architectural design changes to stock plans, room addition designs, room addition plans, house addition designs, house addition plans, home designs, retail store designs, commercial designs, commercial tenant build out plans and build out plan supplements, office space plan design, shop floor plans, design concept drawings, plumbing designs, plumbing plans, electrical wiring designs, electrical wiring plans, electrical wiring circuit designs, isometric design plans, lighting designs, building roof designs, architectural styles, roof styles, architectural drawings, Autocad drawings, foundation plans, basement designs, basement plans, porch designs, deck addition plans, porch roof designs, split level remodeling, framing plans.

As a matter of practice, these are among our practices.  We:

  1. do not book forward, or take reservations.

  2. do take on brief, independent consulting commissions from time to time.

  3. do not accept most prospects.  (see Deadly Sins, below).

  4. do work with a client as long as it takes - sometimes that's hours, sometimes a year and more.

  5. do not rush.

  6. do not skip around in the queue.

  7. do put down our tools and take you out of our queue after 5 days nonpayment or 5 days nonreply to our communications to you.

  8. do not fix-price our work.

  9. do not make cost estimates beyond the very general and not very often.

  10. do not take kindly to unpleasant people.

  11. do not hurry up.

  12. do not offer contracts to sign or accept contracts for signing.

There's so much we don't do, and this is a partial list.

We don't do all factors involved in design, construction, observation, and analyses of buildings of all kinds.

We do not practice architecture.  Think of us as a boutique Mom-and- Pop shop drafting with a few special, virtually unique elements of hands-on construction background in a small segment of planning - detached, single-owner occupied wood frame dwellings, and relatedly-limited  light commercial (e.g., simple drawings of storefront layouts) and industrial work (e.g., an office layout w/in a plant facility).

We don't do multi-family housing, any government's projects, high-rises, strip malls, recreational facilities, tract housing, our own plans for retail sale, etc.

We don't know all the laws, codes, regulations, and standards all over the country.  That's what architects are for.

We don't engineer anything.  Common building practices beefed up by our experience are as far as we go.  We rely on engineers for engineering, e.g., ridge beams, trusses, complicated foundations, etc.

We don't deal with regulators.

We don't do site plans and analyses.

We don't lead teams of anyone.

We don't do building systems.

We don't manage to budgets.

We don't coordinate materials, crews, work processes, etc.

We don't work on our own with seismicity, steep slopes, anything in alternative materials, etc.

We don't make up designs from scratch - we only work with what you have begun and with what you want to achieve functionally.

The AG and Mrs. AG like tough jobs, hand-drawn sketches, stock house plans and magazine cutouts, blueprints with your scribbles all over them, drawings you've given up on, complicated and unique structures, designs where the other guys just do not get it, basement remodeling ideas and basement designs, bathroom remodeling ideas, family room additions, new decks, commercial build outs, old house plans, pool houses and spa enclosures, and on and on.  Expect reasonable speed for an old guy, privacy and discretion, high-levels of choice, convenience, and value.

Fees are written out in a FEE Schedule designed to beat the pants off of most everybody else when it comes to practical experience in consulting, designing, and drafting.  At the start of working with you, it always takes some communicating to understand both what you want and what you need from Before The Architect.  (That part's free.)

NINETEEN DEADLY SINS:  ARE WE RIGHT FOR YOU?

If any two from the following list apply to you, please do NOT contact Before The Architect.  Go screw up someone else's business.  We're not right for you.  Here are some items on the list.  (These lines may be lyricized a cappella to that oldie but goodie "Dolorous Dirge of the Dastardly Deadbeats.")

  1. I am taking care of this for another (who’s paying).

  2. I have a tiny budget that I won't tell you about, and I'll put up a big stink when you break over it.

  3. I could do this, if I had the time.

  4. Help me make the architect that I've hired listen to me.

  5. I am doing this because I’m told that I have to.

  6. My relative is the general contractor (a variant of which is, among others, I built a house once upon a time, and so I am an expert).

  7. You do just enough to get the permit ( a variant of which is, among others, I don't need elevations).

  8. Help me, engineers run from my problem like their hair was on fire.

  9. You settle this dispute (including, but not limited to, marital disputes either between spouses or in spite).

  10. I know you’re cheaper.

  11. I know what this should cost (or I know what this should cost, so tell me).

  12. I waited too long, now I'm in a hurry.

  13. You can’t talk with my partner.

  14. You send me the .dwg file.

  15. Well, things aren't exactly the way I said the last time.
