PLUMBING HOME SAFETY

INTRODUCTION

In home design, plumbing can be the last in attendance and the first in annoyance.

 

HOME DESIGN SAFETY - PLUMBING

  1)     No riser as air hammer arrester shall be installed

 

2)     An interior drain

a)     may slope not less than ¼ linear inches/linear foot, and

b)     an interior drain may slope at greater than ¼ linear inches/linear foot if –

i)       vents are not compromised therewith and

ii)     subsequent slopes in the drainline are not lessened

 

3)     Backflow prevention

a)     shall be applied by either

i)       more preferably, a Reduced Pressure Principle Backflow Prevention Assembly (RPBA) or

ii)     less preferably, a Pressure Vacuum Breaker Backsiphonage Prevention Assembly (PVBA)

b)     shall NOT be applied by either

i)       an Atmosphere Vacuum Breaker Backsiphonage Prevention Assembly (AVB) or

ii)     a Spill-Resistant Pressure Breaker Backsiphonage Prevention Assembly (SVBA)

c)      shall be applied to, among other supplies

i)       hose connections

ii)     irrigation systems

iii)   boilers

iv)   solar energy systems

v)     fire sprinklers

vi)   dishwashers (air gap may be applied in lieu by choice or code)

vii) water softener or other water treatment appliance (air gap may be applied in lieu by choice or code)

viii)           laundry sinks

ix)   utility sinks associated with organic or inorganic chemicals, as a potting table or darkroom sink

x)     hot tubs

xi)   swimming pools

 

4)     Provision by fitting(s) and valve(s) shall be made for attachment of water softener or other water treatment appliance subsequently and on-demand

 

5)     Two or more hot water tanks interconnected

a)     shall not be interconnected such that hot water supplies run from each to a residence

b)     if both tanks are the same gallon capacity, then –

i)       cold water supplies shall be run to each in same-size pipe, and

ii)     hot water supply from one shall run to the other and thenceforth to house supply

c)      if one tank is has a larger gallon capacity than the other, then –

i)       cold water supply shall run to the larger tank and

ii)     hot water supply shall run from the smaller tank and thenceforth to house supply

 

6)     Hot water tank stop valves shall be applied to

a)     each cold water supply to a tank

b)     each hot water exhaust from a tank

c)      each interconnection between cold water supplies

d)     each interconnection between how water exhausts

 

7)     A properly sized expansion tank shall be applied on the cold water supply to a hot water tank

 

8)     An anti-scald mixing valve (a/k/a thermostatic mixing valve, anti-scald valve, tempering valve) shall be applied to a residential hot water exhaust in-between the water’s last exit from the hot water tank or tankless hot water heater and the water’s first possible draw

 

9)      A lavatory or sink shall be trapped in offset

a)     applying  one short lateral and two 90° elbows

b)     making open space undercounter for storage or other, easier access
