QUESTION: WHASSUP WITH HOUSE  FOUNDATION PROBLEMS?

ANSWER:  PRETTY NEAR NOTHING WITH A GOOD HOME FOUNDATION PLAN.

GAS CURB HOME FOUNDATION PLAN GUIDE

bulletA gas curb of continuous masonry shall rise as home foundation wall not less than 6x6 linear inches above common wall to garage and habitable
Comment:  Not all jurisdictions require a gas curb; don’t let that stand in your way.

Comment:  This statement can be easily misunderstood.  Easily misunderstood.  It is enough to comply by dropping a garage floor 6 linear inches at passage with habitable and think that the 6 linear inches of exposed foundation on the garage side will do you proud.  Usually.
You’re free to aim for not less than 6 linear inches of common wall, i.e., to continue with our example, you’ll need to raise up the foundation wall another 6 linear inches over interior floor level (thereby shortening common wall studs 6 linear inches) to comply with this gas curb prescript.

Comment:  It’s important to bear in mind that framing at the top of the gas curb may be stepped back 5/8 linear inch or so to compensate for a single plane in transition on the vertical as between gas curb interior wall side of face and 5/8 linear inch Type-X gypsum wallboard interior side of face.

Comment:  It’s important to bear in mind that however the framing’s arranged atop a gas curb, a fire retardant sealant may be considered for application at the joint interior to the garage twixt concrete gas curb and Type-X gypsum wallboard.

Comment:  It’s important to consider, as if sometimes the case, that a garage attic can offer smoke and flames freely to habitable interior.  Remediation one is 5/8 linear inch Type-X gypsum wallboard on a garage ceiling;  Remediation two is a continuous firewall extending from the garage abut to habitable ceiling to the roof deck above.  A Fire Marshall can demand the latter.

Comment:  As a design choicepoint, please note that a landing interior to a garage which landing accesses habitable interior may be sufficient of itself to account as a continuation of a gas curb.  Indeed, a 6 linear inch riser is, in this home designer's opinion, ideal for moving between levels in a single riser.
