HOME BUILDING PROBLEMS - HOME AIR QUALITY LEFTOVERS

Local applications and approvals of home design, home drawing, and related information required outside of home building permits are best handled by local mavens who do that, sometimes just that.  We stay outside the permit-loop of approvals frequently and based on judgments from the granite knee; and have known most of them to range from community rights of passage to bald, political playgrounds, in any case having little or nothing at all to do with home design and home building ability, acumen, or achievement.  Please be aware that if these adventures are about you at all, then they may be about your attitude and not that of our prospective home building - if you will, about the resident and not the home.  You gotta go with the flow.  Be of good cheer: nothing lasts forever, not even getting your home built.   Before The Architect

hOME BUILDING PROBLEMS - HOME AIR QUALITY LEFTOVERS

HOME AIR QUALITY – LEFTOVERS

These are a few things worse saying or worth saying twice about home air quality in home designing and home building.

bulletAn interior exhaust fan to the exterior
bulletShall be installed by competent HVAC contractors,
bulletShall run to exterior only
bulletNOTE that exterior does not mean crawlspace
bulletNOTE that exterior does not mean attic
bulletVia smooth metal conduit
bulletWith joints sealed by high-quality metal foil tape, possibly such as, Vickery, Inc. Hardcast Foil Grip 1403 or equivalent or, preferably, mastic
Comment: Codes across our fruited plain are silent to stoopid about home air pressure affected by exhaust fans and standards thereto, until someone straightens old the old guy.  This matter is all the more important as homeowners demand more energy-efficient homes and home builders build them tighter and home designers design them tighter.  This home designer strongly recommends that an HVAC professional install your HVAC system throughout and include exhaust fans in the exhaust and makeup air quality mix, such that there’s a professional determination as to worst-case negative pressure along with engineered prescription for makeup air.

bulletInterior exhaust fan vents to the exterior shall not exit a home exterior within 10 linear feet of
bulletA soffit vent
bulletAn operable window
bulletA door
bulletAn operable skylight
bulletA deck
bulletA balcony
bulletA walkway or pathway
bulletA seating area
bulletThe horizontal foot print of an exterior staircase

bulletIt shall be understood that enclosing any water feature bigger than a soup tureen, drinking fountain, kid’s aquarium, or cutesy tabletop fountain – e.g., spa, hot tub, real fountain, whirlpool, pond, pool, waterfall, etc. – shall require third-party professional, definitive direction, such as that from Dectron, Inc., before construction
